Hi I'm Lee I'm a freelance architectural designer with 10+ years of architectural experience. I have worked on a wide array of projects often from conception to completion including; domestic extensions, Houses in Multiple Occupation (HMO's), new build houses, renovations of existing properties, commercial premises and schools to name a few. Whilst I'm originally from Barrow-in-Furness I currently live in Kendal. I studied for my Degree and Post Graduate Diploma in Architecture at Leeds Metropolitan University before entering practice.

FEASIBILITY
DESIGNS
Following an initial free consultation, I'll get to work preparing feasibility proposals. These are rough design options which explore the potential scope of a project and help establish a viable proposal/design to develop. At this early stage I will also provide you with a rough estimate of the potential build costs for the various options.

PLANNING APPLICATIONS
Once the design has been agreed, I will produce the required planning drawings/ documentation and submit the application to Planning on your behalf.
I will then correspond with Planning throughout the application process addressing any items that arise until Planning Approval is granted.

BUILDING CONTROL SUBMISSIONS
Most construction projects will require Building Control approval in addition to Planning Approval.
I will further develop the Planning Approved drawings to provide the necessary additional information, along with producing technical details and Building Control Notes, prior to submitting to Building Control and corresponding with them accordingly.

TENDER
PACKAGES
The advantage of appointing myself to prepare tender documentation is that I will produce further detailed drawings and itemised schedule/s with all required works listed and descried for the contractor to price.
This provides you with more control to ensure the project is completed exactly how you want it to be and reduces the potential of construction costs spiralling.

PROJECT MONITORING
During the construction phase, I will arrange the Construction Contract, regularly visit site to ensure the works are being carried out as per the tender documents, keep an eye on the project costs to reduce the risk of over spend and issue Payment Certificates and all other certificates associated with the construction phase.
I WILL CLEARLY AND CONCISELY DEFINE THE DESIGN & CONSTRUCTION PROCESSES, ENSURING YOUR ALWAYS FULLY IN THE LOOP
The process of designing & constructing buildings is complex, with many possible variables at every stage. From the outset, I will clearly define a path to realising your project, highlighting the work I will carry out, identifying any consultants that will require appointing, provide you with a rough guide of how much money to set aside for statutory fees and paying other consultants and time scales for each phase of a project.
